About ACE

COMMON QUESTIONS

Asbestos FAQs.

Clear starting points for common property questions.

Do I need an asbestos survey?

A survey may be needed to manage asbestos in non-domestic premises or common areas, and before refurbishment or demolition work that could disturb hidden materials. The right survey depends on how the property is used and the work planned.

What is the difference between a management survey and a refurbishment or demolition survey?

A management survey supports normal occupation and helps create an asbestos register and management plan. A refurbishment or demolition survey is more intrusive and examines the areas affected by planned structural work.

What should I do if I suspect asbestos?

Do not disturb the material. Keep people away from damaged areas and contact a competent asbestos professional for advice, inspection and sampling where appropriate.

Does finding asbestos mean it must be removed?

Not always. Material in good condition that is unlikely to be disturbed may be managed in place. Its condition, location and planned work should be assessed before deciding the next step.

Can ACE arrange sampling and analysis?

Yes. ACE can inspect and sample suspected materials and coordinate analysis with UKAS-accredited laboratories. We can then explain the result and discuss practical next steps.

Do you provide air testing?

ACE works with UKAS-accredited analytical companies to coordinate air testing and reassurance monitoring where it is relevant to the project.

Where does ACE work?

ACE is based in Glasgow and supports homeowners, businesses and property managers across Scotland.

For official guidance, visit the HSE asbestos pages. If material is damaged or may be disturbed, contact ACE before work continues.
